Flat roofs require specialized systems and expertise. From minor leak repairs to complete replacements, we install and service TPO, EPDM, modified bitumen, and coating systems that keep your property dry.
We install all major flat roofing systems.
Single-ply membrane that is heat-welded for watertight seams. Highly reflective, durable, and cost-effective.
Synthetic rubber membrane known for durability and flexibility. Handles temperature extremes well.
Asphalt-based rolled roofing with polymer modifiers for flexibility. Torch-applied, self-adhered, or cold-applied.
Liquid-applied systems that cure to form a seamless membrane. Can be applied over existing roofing.

Water that remains on the roof 48+ hours after rain. Accelerates membrane degradation.
Foot traffic, fallen debris, HVAC service, or animal damage can puncture flat roof membranes.
Seams between membrane sections can separate over time due to thermal movement or improper installation.
Edges, penetrations, and transitions are common failure points. Metal flashing corrodes, membrane terminations fail.
Air or moisture trapped beneath the membrane causes bubbles that weaken the roof.
California sun breaks down roofing materials over time. Membrane becomes brittle, cracks.
From minor repairs to complete system replacement, we do it all.
Tear-off of existing system, deck inspection and repair, new insulation, and installation of your chosen membrane. Full manufacturer warranty.
We find the source of the leak and make targeted repairs. Membrane patches, seam repair, flashing fixes.
Extend your existing roof's life with fluid-applied coatings. Costs less than replacement.
Regular inspections and maintenance prevent small issues from becoming expensive repairs.
We will give you an honest assessment of which option makes sense for your roof.
| Factor | Coating | Replacement |
|---|---|---|
| Existing Membrane | Mostly sound, minor issues | Failed, severe damage |
| Insulation | Dry and functional | Wet or compressed |
| Ponding Water | Minor or none | Severe, structural fix needed |
| Cost | 30% to 50% of replacement | Full investment |
| Disruption | Minimal, 1 to 2 days | More involved, 3 to 7 days |
| Life Extension | 10 to 15 years | 20 to 30 years |
A clear, predictable process from inspection to final walkthrough.
We inspect the existing membrane, insulation, deck, and drainage.
Based on your property, budget, and goals, we recommend the right flat roof system.
Remove existing roofing materials. Inspect and repair deck as needed.
Install insulation, membrane, flashings, and details. Heat-weld or adhere seams.
Complete quality inspection, flood test if applicable, and walkthrough.
"Our mid-century modern home has a large flat roof that had been patched multiple times. Infinite Roofing replaced it with TPO and solved the ponding water issues with tapered insulation. No more leaks, and the white roof keeps our cooling costs down."
"The flat roof on our garage addition was failing. Infinite Roofing did just the flat section with modified bitumen and it matches perfectly with the rest of the house aesthetically."
"I manage a small office building and was dreading the cost of a full roof replacement. Infinite Roofing recommended a silicone coating instead. Saved us about 60% versus replacement, and they gave us a 15-year warranty."
TPO and EPDM typically last 20 to 30 years, modified bitumen 15 to 20 years. Coatings can add 10 to 15 years to an existing roof.
Flat roofs are actually slightly sloped, but over time the deck can sag, drains can clog, or the original slope was insufficient. A free inspection will identify the specific cause.
Both are excellent. TPO is more energy-efficient (white, reflective). EPDM is extremely durable and handles temperature extremes well. We recommend the right system based on your specific property and goals.
Occasionally, yes, but frequent foot traffic can damage membranes. Walk pads or pavers can protect the membrane if regular access is needed for HVAC service or rooftop equipment.
Typically $6 to $15 per square foot. For a 1,500 sq ft flat roof, expect $9,000 to $22,500. We provide free detailed estimates with no obligation.
Free inspection. Honest recommendation. We will tell you if coating can save your roof or if replacement is the smarter choice.
